Staging Basics

A well staged house can make a big difference in getting your house sold faster. In order to stage your home you need to look at it through the lens of a buyer. Start by visiting some open houses in your area to see what they look like and how they’re staged. How we live in a house day to day is much different than how it looks when we’re trying to sell. Try these ideas for staging:

  • De-clutter: You can probably remove 1/3 of your belongings and your house would still look fully furnished. Less stuff opens up rooms and lets buyers see the space.
  • Depersonalize: It’s time to put away the wall of family photos or personal collections, especially if they’re valuable.
  • Clean: No one wants to walk into a dirty house. Also, take note of odors.
  • Create a neutral palate: Not everyone loves bright or bold colors. Having neutral colors will make it easier for buyers to imagine moving right in. Fresh paint can never hurt!
  • Clear off your kitchen and bathroom counters: Nothing looks better than clean, clutter-free counters and it creates the feeling of a lot more space.

What’s Ahead for 2015

Continued low interest rates, lower gas prices, and an improved job market should equate to a continued recovery of the housing market slump of 2008-2011. Analysts at Deutsche Bank estimate that the 23 percent decline in gas prices adds about $100 in monthly income for the average American. That, in turn, translates to an 11 percent boost in purchasing power on a starter home. Mortgage rates have also fallen in response to lower oil prices, which the analysts say could add an additional 7 percent purchasing power.

The millennial generation (those born between 1981 and 2000) are entering the housing market. Millennials make up around 65% of first-time home buyers. Of the millennials who are buying a home, 86% indicate that their motivation is a change in family size.

In 2014 we saw the housing market continue to improve in the Edwardsville/Glen Carbon area. A total of 611 homes were sold last year, as compared to 445 when the market was at its lowest point in 2011. Below is a breakdown by price range for 2014:
